Built in 1928, the former Norco Butter factory in Kyogle is up for auction on-site on Saturday, November 8.
It wasn’t just butter that was churned at the factory, as can be seen in the above article from Trove, there was a bacon department too.
Agent Ray White has the listing and describes it as a rendered brick and corrugated iron structure featuring a pitched roof with a gabled clerestory (this means lots of windows, up high) providing natural light and ventilation throughout.
The building includes several loading docks, storage rooms, and office spaces.
The site is in a flood zone and during the 2022 floods, the 1–3 Chauvel Street site had water enter the floor area of the industrial building but it did not cause any structural damage.
The former factory is on a 7451sqm (L-shaped) parcel of land.
There are several buildings, including a separate manager’s residence that is rented out. The five-bedroom weatherboard house has one bathroom, features pressed tin ceilings and wraparound verandas.
The site is zoned B4 – Mixed Use Zoning. This means the site can be used for a mix of compatible land uses including business, retail, residential, and community development.
The site is being used commercially until the auction bringing in $780 a week from several business operators.
The residence is rented out for $250 a week which is below market value.
The property is recognised on the NSW Heritage Register of Local Significance, but it is not heritage listed.
