Developer wants seniors to take root on land that used to be farmed.
A 2.5ha property at Geneva on the edge of Kyogle may be rezoned to allow six units for seniors to live in.
The property at 45 Anzac Drive is being developed by Rosebery Creek Developments.
First though, the Department of Planning has to give the green light to change the land use from primary production to residential.
If that happens, Kyogle Council will put the proposal on public exhibition.
The proposal includes keeping the existing house as a hub and creating six residential lots targeted towards seniors.
The proposal was discussed at council’s meeting on Monday, August 8.
Planning and environmental services director Chris White said the council will assess whether the proposal fits council policy.
It boded well that the proposal is meeting a demographic market such as seniors, Mr White said.
Councillor Robert Cullen wanted to ensure that no house was built below the 1 in 100 year flood level.
Mr White said Department of Planning would consider any flood risk.
“There will be scrutiny to see if recent events impacted this location,” he said.
Councillor Maggie May said the last time the Geneva planning proposal was presented it had 26 lots and this time it was down to six.
Mr White confirmed the development proposed higher density smaller units.
Ms May asked if there was room to talk to the developer about some disability-focused housing.
The developer was interested in looking at disability housing on other sites, Mr White said.
Mr Cullen asked whether the long line of jacaranda trees bordering the property would be removed.
General manager Graham Kennett said this was a planning matter.
